How to make the proposal, step by step?

  1. Gather the information 

The first step is to gather all information about the market, area, and property in question. This is so that you can reach a fair value to propose if you do not agree with the selling price.

The ideal is to reach a realistic proposal that increases your chances of advancing with the purchase of the property.

  1. Contact the real estate agent of the seller.

The second step is to present to the real estate agent, or to the seller, the proposed value you intend to offer for the purchase of the house, with opening for negotiation.

This phase is important because the real estate mediator representing the current owner, or the seller themselves, can help you understand expectations. In other words, try to understand how much the owner is willing to go and the most likely path for them to accept your offer.

  1. Advance to the CPCV.

When making the proposal, it should be put in writing, ideally by email, as well as the response of acceptance or non-acceptance of the proposed amount.

If the owner accepts your proposal, you must proceed to the Promissory Purchase and Sale Contract (PPSC). This legal document is drawn up to safeguard the rights and duties of the seller and the buyer.

The objective of this contract is for the buyer to commit to buying the property in question, and the seller to commit to selling the property to them, being signed by both parties.

At this moment, usually a deposit amount is paid to celebrate the contract. In cases where housing credit is used, it can correspond to the down payment that the buyer has to give, compared to the amount the bank loans.
