According to Idealista's analysis, cited by Notícias ao Minuto, the price of houses for sale in Portugal rose by 6.5% in a year.
The increase in properties located in the 90th percentile of prices, that is, the 10% most expensive, was similar to that recorded by the market as a whole, where the increase was set at 6.4%.
The data shows that Madeira was the region where the most exclusive houses increased in price, by 21.7%. Following Castelo Branco (19.2%), Beja (16.5%), Portalegre (14.8%), Guarda (13.1%), and Viseu (12.7%).
The price only decreased in two districts, namely Évora by -4.2%, and Braga by -4.3%.
As for the evolution of market prices in general, the most exclusive homes for sale increased significantly in 5 out of the 20 districts that were analyzed - with Castelo Branco showing the largest difference, where the price grew by 9.9%.
Following are Guarda (7.8% of the market and 13.1% of the 90th percentile), Beja (12.5% of the market and 16.5% of the 90th percentile), Faro (7.7% of the market and 11.3% of the 90th percentile) and Portalegre (12.5% of the market and 14.8% of the 90th percentile), as reported in the news.
On the contrary, in Viseu 10% of the most expensive houses increased less than the market, which rose by 16.7%, while properties in the 90th percentile increased only 12.7%.
On the other hand, Funchal was the city where the most exclusive houses showed the highest increase, with a price increase of 18.8%. Next comes Leiria (17.8%), Castelo Branco (13.8%), Viseu (13.8%), Vila Real (13.2%) and Portalegre (12.1%).
Analyzing the evolution of market prices as a whole, the most exclusive houses for sale had more significant increases in 8 out of the 20 cities analyzed. The biggest difference was in Leiria, where the price grew by 10.4%, while the market in the 90th percentile grew by 17.8%. Following are Vila Real (6.2% of the market and 13.2% of the 90th percentile), Castelo Branco (7.8% of the market and 13.8% of the 90th percentile), Guarda (0.6% of the market and 6.6% of the 90th percentile), Setúbal (3.5% of the market and 7% of the 90th percentile) and Viseu (10.8% of the market and 13.8% of the 90th percentile).
Later, it was possible to verify that in Viana do Castelo the difference between the market and the higher segment are significant since prices rose 22.2% in the market and only 5% in the 90th percentile.
